Area Overview

Frankfurt, located in the heart of Germany, is the financial hub of continental Europe as well as one of the world´s leading financial centers. The economically dynamic Rhine-Main region, home to 5.7 million people, is one of the most populated regions in Germany, and some 758,000 live in Frankfurt itself.

More than 230 national and international banks are located in Frankfurt. The city is home to the European Central Bank (ECB), Deutsche Bundesbank and the Federal Financial Supervisory Authority of Germany. Deutsche Börse AG HQ is also based in the market area as are multiple global  law firms and the world’s leading consulting firms.

Frankfurt is globally reknowned as one of the leading trade fair destinations with more than 40 trade exhibitions annually. The geographic location in the centre of Germany anchored by  Frankfurt Airport make Frankfurt as a major transportation hub. With a variety of universities and cultural institutions, along with the proximity to Taunus and the Rheingau, Frankfurt is often recognized as one of the most desirable areas in which to live in Germany.

Frankfurt’s skyline is unique in Germany. It is the only city with a significant skyscraper landscape, home to national and international companies dominated by the financial services industries and related services. Office stock totals some 12.1 million square meters. The combination of solid take-up levels in the past few years, comparatively low completion levels and elimination of office buildings of low fit-out quality taken off the market for refurbishment  put pressure on office vacancy. Over the years, Frankfurt has attained the highest prime rents in Germany.

Frankfurt is a major shopping destination for the Rhine-Main region. With luxury brands located in the city centre at Goethestrasse and high-street retail along Zeil, Frankfurt offers a variety of new and established brands. However, a rising number of retailers have recently chosen adjacent locations, including Fressgass and Rossmarkt/Kaiserstrasse.

Major shopping centers such MyZeil, Skyline Plaza and Main Taunus Zentrum complete the list of attractive shopping destinations in and outside the city. With its large cachement area, above average purchasing power index and its role as major tourist destination, Frankfurt attracts retailers from across the world – many of them entering the German market start off in Frankfurt’s CBD. Accordingly, prime rents are among the highest in Germany.

Located in the middle of Germany and in the heart of Europe, Frankfurt has developed into a major transport and logistics hub over the centuries. The city’s transport infrastructure is outstanding. Major highways run through Frankfurt guaranteeing excellent North-South and West-East connection and moreover, Frankfurt airport is Europe’s largest cargo airport with 2.1 million tons of air freight in 2018. Accordingly, logistics prime rents in direct vicinity to Frankfurt Airport are among the highest in Germany. Frankfurt’s inland port complements the city’s logistics landscape.

Attracted by the city’s and greater region’s economic power, and its role as leading financial center in continental Europe, Frankfurt was and still is in investor’s focus, mainly for office investments. Traditionally Frankfurt is competing with Berlin and Munich for No. 1 in terms of the highest investment volumes. Regularly, the largest single deals in Germany take place in Frankfurt due to its large scale office skyscrapers in the CBD.
